Data Required From You

For any and all services regarding SAPs and Code for Sustainable Homes, the onus is on the developer to provide the information requested by the Assessor.  The information required is becoming increasingly complex, and will continue to move this way, particularly as Code for Sustainable Homes becomes mandatory (presently set for 2010). 

For the Design SAP certain assumptions can be made, for instance type of boiler used, where a default figure may be entered into the calculation.  However, the fewer assumptions that are made, the better, as by the time the As-Built SAP is produced (resulting in the PEA and EPC) the information has to be correct.  Too many changes at this stage could result in a FAIL to pass the SAP, and generate the need for costly remedial work.  The SAP Assessor cannot be held responsible in the event that good data is not provided by the developer.

With regard to Code for Sustainable Homes, the information required is vastly more complex, and takes a long time to both accumulate and employ in the calculations.  Data gathering sheets are available for this purposed, and the wise Developer would begin to gather data from the inauguration of the project.

From the Assessor’s point of view, a large amount of time can be wasted in chasing information, and this cost must ultimately be passed on to the Developer.  Whilst it is appreciated that information is not always immediately available, it is in the client’s own interests to provide the information requested within the timescales allowed.

When a SAP calculation is performed the assessor needs full information regarding the dimensions, orientation and configuration of the particular building being assessed. This is best provided in the original AutoCad format, but we can also use hard copy scale drawings. PDF images and photocopies are not acceptable, since the drawings must be to scale. Construction details of these elements, where known, should also be supplied.

A schedule of the windows, rooflights and external doors, giving sizes, construction, or, if available, the manufacturers determined uvalue.
The make, model and design of the space heating and water heating and storage systems, and the ventilation system (if one is proposed).
